Freehold to Leasehold Title Splitting Legal Service
Unlock the full legal potential of your property with expert title splitting services from Peppercorn Law.
If you own a building that contains multiple flats on a single freehold title, you may benefit from converting that freehold into separate leasehold titles. This legal process is known as Freehold to Leasehold Title Splitting — and at Peppercorn Law, we provide a transparent, fixed-fee legal service to handle the process professionally and efficiently.
Our fixed fee: £995 per flat – no VAT. There are also disbursements per flat of £45 to register your new leases.
What Is Freehold to Leasehold Title Splitting?
Title splitting is the legal process of dividing a property held under a single freehold title — such as a block of flats or a converted house — into individual leasehold flats, each with its own separate title. More details on our fixed fee service can be found here
Once split, these flats can be:
Held individually under long leases
Registered separately with HM Land Registry
Managed more flexibly for legal, ownership or financing purposes
This is not a structural or planning matter. No building work or physical alterations are required. The process involves carefully drafted leases and registration work to create an asset that can be refinanced or sold later, with workable service charge provisions in case you continue to manage the freehold of the building.
Who Is This Service For?
This legal service is particularly relevant if you:
Own a multi-unit freehold (e.g. a converted house or purpose-built block)
Want to separate the titles for ease of sale, refinance, or estate planning
Need a solicitor to prepare compliant leases and register the split titles
Whether you’re an individual landlord, portfolio owner, or simply looking to future-proof your property structure, title splitting offers flexibility and control — when executed correctly.

Why Split Titles Legally?
There are many reasons why separating titles can make legal and financial sense. For example:
Ease of selling flats separately in future
Clearer management structure and allocation of responsibilities
Access to individual valuations for lending or insurance purposes
Greater flexibility in ownership and succession planning
While some clients consider the financial implications of splitting titles, our role is to ensure the process is legally sound, compliant, and properly executed.
