Selling a freehold

From £950

How can I sell the freehold?

Considering selling the freehold of a block of flats? This decision requires careful navigation and expert legal guidance to ensure a smooth, compliant, and ultimately successful transaction. Don't leave yourself vulnerable to potential pitfalls.

We understand the intricacies involved in freehold sales of blocks of flats, from the considerations around service charge accounts to the complexities of tenant rights and statutory obligations. We'll guide you through every step, ensuring you're fully aware of your responsibilities under the right of first refusal that may apply to your leaseholders under section 5 of the Landlord and Tenant Act 1987.

Navigating the section 5 notice process correctly is crucial to avoid delays and potential legal challenges. We'll meticulously prepare and serve the necessary notices, retaining evidence of service that will be required by the purchaser. Furthermore, we'll assist with drafting the sale contract, freehold transfer deed, and managing the conveyancing process efficiently.

Good to know

Once section 5 notices are served, the leaseholders will have two months to respond. After this, a series of statutory deadlines apply to ensure completion does not drag on.

A Depree

We live in Australia and worked with Ricky Coleman to update a lease on a Brighton property, and I would highly recommend his services whether your an ex-pat or local. I found Ricky super helpful, efficient, knows his stuff and kept us informed throughout the process. Thank you.

The whole process experienced was easy. Mr Coleman was courteous and friendly throughout. Matters were explained at each stage. Despite delays at the Land Registry, I was always kept up to date and reassured matters were in hand. I am very grateful.
