What is a statutory lease extension?

At Peppercorn Law we offer a fixed fee for a statutory lease extension. This is your right to add 90 years to your lease and replace your ground rent with a peppercorn rent (nil).


This is a legal right that cannot be denied by your freeholder provided the correct process is followed. The advantage over informal negotiations with your freeholder is that the formal process has a fixed timeline, and crucially, your freeholder cannot make additional changes to your lease that are not in your interests.

We will review your legal title, lease and related documents in order to prepare the claim and advise you on any issues arising following our review

negotiate your new lease terms

once the counter notice is received we negotiate the new lease terms. We will never accept onerous new lease clauses and will fight on your behalf to ensure you receive exactly what you are entitled to, no less.

complete and register

Once the price and lease terms are agreed, we will arrange for completion, pre-completion searches and gather in funds from you. We then register the new lease and update you as the application progresses.

Our fee

Our fee for the legal work in handling your lease extension is fixed at £1450. No VAT is charged on our services. This fee includes everything to get you to completion:

Good to know
