What does our work involve?

  • File setup, ID check and checking eligibility to extend lease

  • Ordering of leasehold and freehold titles from Land Registry and initial review

  • Preparation of section 42 claim notice

  • Liaising with valuer/surveyor over offer amount to be included in claim notice

  • Service on the freeholder

  • Advising you of key dates under the Leasehold Reform Act

  • Receipt of counter notice from freeholders solicitors

  • Review and negotiation of draft lease extension deed

  • Advising you on any new clauses requested by freeholder

  • Keeping a constant eye on statutory deadlines

  • Arranging completion of the new lease, gathering in funds, carrying out pre completion searches and registering the new lease at the Land Registry
