What is a statutory lease extension?
At Peppercorn Law we offer a fixed fee for a statutory lease extension. This is your right to add 90 years to your lease and replace your ground rent with a peppercorn rent (nil).
This is a legal right that cannot be denied by your freeholder provided the correct process is followed. The advantage over informal negotiations with your freeholder is that the formal process has a fixed timeline, and crucially, your freeholder cannot make additional changes to your lease that are not in your interests.
Count on a specialist, not a generalist
Leasehold law is what we do. Our specialist leasehold solicitor, Ricky Coleman, has over 9 years experience in advising leaseholders, freeholders and residents management companies in Brighton and beyond, and has overseen thousands of lease extensions varying in complexity and ranging in value up to £135,000.
You will have one point of contact and your case will not be delegated to a team of paralegals.
Our fixed fee lease extension service
We handle the key steps of the section 42 process, guiding you every step of the way
prepare section 42 notice
We will review your legal title, lease and related documents in order to prepare the claim and advise you on any issues arising following our review
negotiate your new lease terms
once the counter notice is received we negotiate the new lease terms. We will never accept onerous new lease clauses and will fight on your behalf to ensure you receive exactly what you are entitled to, no less.
complete and register
Once the price and lease terms are agreed, we will arrange for completion, pre-completion searches and gather in funds from you. We then register the new lease and update you as the application progresses.

A Depree
We live in Australia and worked with Ricky Coleman to update a lease on a Brighton property, and I would highly recommend his services whether your an ex-pat or local. I found Ricky super helpful, efficient, knows his stuff and kept us informed throughout the process. Thank you.

The whole process experienced was easy. Mr Coleman was courteous and friendly throughout. Matters were explained at each stage. Despite delays at the Land Registry, I was always kept up to date and reassured matters were in hand. I am very grateful.
