Taking Back Control of Your Building

If you’re a leaseholder frustrated with rising service charges, slow managing agents or a freeholder who is unresponsive to your concerns, you’re far from alone. Thousands of leaseholders across the country use the Right to Manage (RTM) to take back control of how their building is run, and you could too.

But knowing where to start can be daunting. There are notices to serve, eligibility tests, membership requirements, deadlines, and a statutory process that must be followed precisely. One misstep can delay your claim or give your freeholder grounds to challenge it. That’s why clear, confident guidance is essential from the outset.

At Peppercorn Law, we specialise exclusively in leasehold law, and we understand what leaseholders really need: practical, strategic advice that cuts through the jargon and helps you move forward with certainty.

Whether you're exploring RTM for the first time or are ready to begin the formal process, we provide the clarity and confidence to help your building transition smoothly to leaseholder-led management.

Why Leaseholders Prefer the RTM Route

Right to Manage is more than a legal procedure , it’s a pathway to better homes, fairer costs, and empowered communities. With a successful RTM claim:

  • You gain control over repairs, maintenance, service charge budgets and the choice of managing agents.

  • You decide how your money is spent, and when work is necessary.

  • You experience greater transparency, fewer surprises, and improved building standards.

  • You can appoint managing agents who are accountable to you, not the freeholder.

Expert Guidance

Navigating RTM on your own can feel like stepping into a maze. Our specialist solicitor guides you step-by-step, ensuring the process is compliant, efficient, and tailored to your building's needs. We manage the formalities, advise on strategy, and protect you from the common pitfalls that trip up many first-time RTM applicants.

If you’re weighing up your options and want to understand the process, head to our guidance page on the RTM process. If you are ready to take action, read on.
