Application for consent to alterations
You will need a licence for alterations if your lease requires you to obtain the consent of the freeholder to works to the flat. The document is an important means of ensuring both sides understand what has been agreed.

Our fees
We will guide you through the process of obtaining formal consent to alterations, negotiating the terms of the licence and handling matters up to completion, with our fees starting from £950 (no VAT) for a simple two party lease and minor works application. In most cases you should budget for disbursements that we incur on your behalf of around £50.

Our fee
Each application for consent will vary depending on the terms of the lease and the response of the landlord.
In the case of there being a simple leaseholder to freeholder lease and minor works are being carried out (for example, the relocation of the kitchen or removal of a wall), our costs would be £995. In cases involving more extensive alterations, we would need to quote on a case by case basis at the outset of your matter.
In all cases we will incur:
Land Registry fees of £7 per title, title plan, lease and deed of variation - usually £35 per flat
ID costs of £11.95 per person named on the legal title

Consider a deed of variation
The licence is a formal consent for works to go ahead. However to update legal title at the Land Registry, you will need a deed of variation of the lease plan. We can handle this along side agreeing the licence and our fee would be an additional £600 inclusive of Land Registry fees.
