About Peppercorn Law
At Peppercorn Law, we believe legal services should feel personal, not corporate. Founded by leasehold solicitor Ricky Coleman, a former partner at a respected regional firm, our firm is built on transparency and we deliver advice shaped by years of hands-on industry experience.
We specialise exclusively in leasehold law - including lease extensions, collective enfranchisement, and right to manage - and offer a fixed-fee approach that gives clients certainty from the outset. We know that leaseholders often feel overwhelmed when navigating their rights, especially when facing landlords, local authorities, or managing agents with deep legal resources. That’s why we provide not only clear legal advice, but the reassurance of having an experienced property law specialist who genuinely understands the process and your priorities.

Unlike large firms where you may never speak to the same person twice, Peppercorn Law offers continuity. Your case will be handled personally by a qualified solicitor from start to finish. We don’t believe in jargon, hidden fees, or long waits. We’re responsive, proactive, and pride ourselves on making sure our clients feel informed and supported throughout.
With us, you won’t feel like just another case number. You’ll have a named solicitor who listens, guides, and acts with your best interests in mind - because we believe legal support should be built on trust, not volume. That’s the Peppercorn Law difference.
Who are our clients?
Peppercorn Law acts for leaseholders who want focused, high-quality legal advice on leasehold matters. Our clients are typically individuals who value specialist knowledge over general legal services. They may be extending a lease, joining forces with neighbours to buy the freehold, or exploring their rights to manage a block - but what they have in common is the need for clear, confident legal guidance from a solicitor who knows this area inside out.
We’re not a full-service firm, and that’s exactly why clients choose us. By working exclusively in leasehold law, we stay at the forefront of case law and legal developments, offering tailored, strategic advice you won’t find in larger, less specialised practices. Our clients are well informed and looking for trusted expertise - not generic answers. They come to us for a personal service in a very specific area of law. We are the opposite of a conveyancing factory type firm.
What's in a name?
A peppercorn is used in legal terms to represent a nominal fee or rent, usually in a long lease. Given our focus on leasehold work, our name is a nod to the traditions of English law.
Ricky Coleman
Founder & Principal Solicitor at Peppercorn Law
I’m Ricky Coleman, a solicitor with over a decade of experience specialising in leasehold law.
I’m regulated by the Solicitors Regulation Authority (SRA) and listed on the Law Society of England and Wales. This means you can be confident that the advice and services you receive meet the highest professional standards. These official links confirm my credentials and commitment to ethical practice:

I’m a regular advisor at the Brighton and Hove District Leaseholders Advice drop-in and a regular writer and speaker on leasehold reform. My practice is built on genuine expertise in this niche area, and I personally handle every case I take on—no outsourcing to overworked paralegals or cookie-cutter legal processes.
Some notable successes in recent years include:
-
obtaining a order from the FTT to reduce the outrageous costs of a Sussex based freeholder and its solicitors, from over £11,700 down to £2,400
-
defeating Newham Council in a county collective enfranchisement claim combining 55 flats across five blocks in London, which ended up at central London county court
-
obtaining the appointment of a Tribunal manager for a property in Brighton that had been subject to years of neglect and mismanagement of the service charge
Alongside my day to day work, I have been published by News on The Block, Inside Conveyancing, Estate Agent today and others. I have hosted legal updates to property professionals and leaseholders, most recently updating members of RICS on leasehold reforms expected in 2025.
Outside of my legal career, I enjoy outdoor pursuits and in particular hiking, running and cycling. I also enjoy reading about history and geopolitics.
