Buying the freehold of your leasehold house

£995 plus VAT

Our fees

Our fixed fee freehold purchase service

Has your freeholder offered to sell you the freehold of your leasehold house? Or have you already agreed a price and need a solicitor to handle the purchase?

At Peppercorn Law, we help leasehold house owners buy their freehold by agreement. This is known as a voluntary or informal freehold purchase. We check the legal terms, explain what you are buying and manage the transaction through to completion and registration.

Buying your freehold can give you greater control over your home and remove the need for a future lease extension. However, the purchase price is only part of the picture. It is important to check the land included, the rights your house needs and any restrictions or ongoing charges that will remain after completion.

We review your existing lease and the freehold title, raise enquiries with the freeholder’s solicitor and agree the transfer documents. We also advise on whether your existing lease should be brought to an end or retained, taking account of your mortgage and the rights affecting the property.

Our fixed fee of £995 plus VAT covers the legal work for a straightforward voluntary freehold purchase where the price has already been agreed. Before we begin, we provide a written quote setting out what is included, the expected expenses and any additional work your transaction requires.

The purchase price, any costs you agree to pay your freeholder, valuation fees, Land Registry fees, searches and any applicable tax are separate from our legal fee.

If your house is mortgaged, we will check your lender’s requirements and explain whether separate lender representation is needed, together with any additional cost.

We will handle your transaction from start to finish at the cost quoted, no hourly rates or surprises

Good to know

Buying the freehold does not necessarily remove every restriction or ongoing payment affecting your house. Estate charges, shared maintenance obligations and restrictive covenants may continue. We explain what will remain and check any new obligations proposed in the transfer.

A voluntary purchase depends on agreement with your freeholder. It does not follow the statutory timetable, and an agreed price alone does not secure the transaction.

If you have not yet agreed the price, a specialist leasehold valuer can advise on the offer and negotiate on your behalf. We handle the legal work and can advise whether a statutory freehold purchase may be an alternative.
