Voluntary & informal lease extensions

£995

Our fees

Already agreed a lease extension with your freeholder? We can handle the legal work, check the proposed terms and guide you through to completion and registration at the Land Registry.

A voluntary lease extension, also known as an informal or non-statutory lease extension, is agreed directly with your freeholder without following the statutory lease extension process. It can be a practical option where both parties are willing to proceed and the terms are suitable.

At Peppercorn Law, we help you understand what you are agreeing to. We review the length of the new lease, the ground rent provisions and any changes to your existing rights and obligations. We then deal with the freeholder’s solicitor to agree the lease extension deed and arrange completion and registration.

Our fixed fee of £995 plus VAT covers the legal work for a straightforward voluntary lease extension where the premium has already been agreed, including Land Registry and related registration fees. The premium payable to your freeholder, their legal and valuation charges, and any advice from your own valuation surveyor are separate.

If you have not yet agreed the price, a specialist leasehold valuer can help you assess the freeholder’s offer. We can advise on the proposed legal terms and explain whether the statutory route may be more suitable.

If your flat is mortgaged with Barclays, HSBC, NatWest or Metro Bank, we can also act for your mortgage lender. Mortgages with other lenders may require a separate firm to act for the bank, which we can usually arrange at an additional cost of £350 plus VAT

We will handle your transaction from start to finish for our fixed legal fee, no hourly rates, no surprises

Good to know

Whilst often presented as a faster and easier option than a statutory lease extension claim, the freeholder is under no obligation to offer fair terms or act promptly. We carefully review the terms offered and will advise if the section 42 route is a safer option in your circumstances.
